Did you just discover your garage door won’t close after opening? We receive many frantic phone calls from customers who have found themselves in this scenario. This issue could be a result of many things, most of which can be fixed easily. Let’s explore the the most common issues and what can be done to fix each. 

What to Check

Check Garage Door Sensors

The most obvious and easy-to-fix issues would be blocked or covered sensors. Occasionally there is an object blocking the line of sight between both sensors that may not immediately be clear.

Verify nothing is blocking either garage door sensor including dirt or spider webs on either lens. As a reminder, the older the lens, the more sensitive they tend to be.

Once you verify the sensors are clear, move to the next section.

Check Remote and Interior Opener

Check to ensure both the remote and fixed interior opener do not work. Occasionally the issue may be with just one of the openers so it’s important to verify both are not working. If you find the interior opener (fixed to the inside of the garage) works, but the remote is not working, we have a link here where we discuss how to reset the remote or how to get a replacement. If the remote works, but the interior opener does not, the issue is likely due to the wiring to and from the motor which will require professional maintenance. Check Power to Garage Door Motor 

The last thing to check would be whether or not the motor is receiving power. Usually, the easiest way to determine whether or not the motor has power is whether or not you see light inside the motor or see the exterior light under the motor.

Occasionally after a tripped breaker, power outage, etc., the motor may just need a simple reset. On the back of the overhead motor, there should be a button you can hold to reset the motor. Should the motor be receiving adequate power and you verify the sensors and both the remote/interior openers both work and reset the motor, this should have your door working. If you find everything appears to be working and have power or determine the motor is not receiving adequate power, give us a call and we can come out and get it working as it’s likely a wiring issue.

Experiencing a non-responsive garage door can be extremely frustrating, but by checking the sensors, openers, and motor and trying each of our tips to fix each, you may be able to get it working again. If we do need to come out, there should be a release arm running parallel to the ceiling of your garage that will allow you to manually open and close until we make it out there.

Did your garage door remote suddenly quit working? Does your remote require multiple presses for it to work? Either of these occurrences may seem sudden, but just like all other equipment, your remote has a set lifespan. Let’s explore a few issues and how you can fix each of them so you can get back to having a garage door that’s working.

Dead Batteries in Garage Door Remote

We’ll start with the most obvious issue which accounts for 75% of the calls we get regarding unresponsive clickers. Whether you didn’t realize your remote takes batteries or you didn’t consider a dead battery, a simple replacement battery solves most issues. Most remotes require a mini 22/23 12v battery, while others may require a coin battery. Remove the back or cover of your remote, match the battery type, and replace it. If the batteries are replaced and it’s still not working, move to the next section.

Connection Issue

The next issue may be the result of a connection issue. Whether you recently experienced a power outage or your remote is simply no longer receiving a signal, the fix may be a simple reprogramming. To find instructions on how to reprogram a simple Google search including the brand/model / “remote reprogramming”. For example Google: “Genie 2025 Reprogramming” and you should be able to effectively reprogram if this is the issue.

Loose Components in Garage Door Remote

Recently we assisted a local resident over their phone with their unresponsive remote and it turns out a couple of components were loose which could be fixed easily. The issue we diagnosed was the brackets holding the battery were bent and not drawing any power. To determine if the brackets are the issue, ensure the battery(ies) are fresh and carefully bend the brackets to ensure they are tight around the battery and do not move when you move the remote. 

Faulty Garage Door Remote

Hopefully, you were experiencing one of the above issues and your remote is now functioning properly. If you’re still unsuccessful with getting the remote to work, you likely need to replace your remote. The motherboard inside could be expired, the wire inside could be disconnected, etc. 

Dismantling your remote is not feasible for most people due to the fragile plastic and interior components where a simple replacement is the easiest solution. Similar to finding reprogramming instructions, we’ll follow a similar Google search of brand/model/remote replacement – “Genie 2025 Remote Replacement”. If your exact remote is discontinued, a universal remote will work, just make sure it’s compatible with your model.

We all want to extend the life of the things we own and it should be no different when it comes to your garage. Most people tend to perform little to no maintenance on their garage whether it’s out of laziness or simply not aware of its benefits. Many components of your garage can actually last longer with routine maintenance. These components include the flooring, rollers, springs, sensors, the track, and the physical door. Let’s explore each. 

Garage Flooring

We have an in-depth analysis in a different article of different considerations when it comes to choosing your ideal flooring, but we didn’t do a deep dive into the maintenance. Aesthetically, it’s important to clean your floor with water and a proper degreaser that will react well with your floor material. If you’re not sure which degreaser is best, any associate at most hardware stores should be able to help. This will help maintain the appearance of your floor.

Specifically for epoxy flooring, it’s important to avoid soap based cleaners as they will leave a layer of film that once set and is very difficult to remove. Also, avoid letting the floor air dry if you are in a colder climate as this can lead to the floor cracking. If you do plan to clean your floor in a cooler climate, manually dry the floor with either large towels or fans if you have them on hand. 

Rollers and Springs

Depending on when you had your door installed or who may have installed it, you may have different rollers. Whether they’re steel, plastic, or nylon, each can have their life extended with proper maintenance. Proper lubrication is paramount when maintaining certain types of rollers .If you need assistance with choosing the right lubricant, check with an associate at a trusted hardware store as it will depend on the type of rollers you have. 

Similarly, springs can be maintained with proper maintenance. With springs, we recommend thoroughly spraying the springs with a lubrication like white lithium grease or silicone spray. Any product that reads “garage door lube “ should be suitable.

Garage Door Sensors

Sensors are certainly the easiest to maintain. Maintenance would include removing any cobwebs on and around each sensor and cleaning the “eye” of each sensor. In addition, use a lightly damp microfiber cloth to clean these to avoid issues caused by scratches or residue build up that has attached to the sensors. We recommend checking the sensors regularly and keep in mind the sensors are fragile so do NOT apply too much pressure when cleaning them.

Garage Door Track

Maintaining the track includes both lubrication of the rollers and consistent inspection making sure tracks are tight and secure . We don’t recommend lubricating the track itself , it’s vital to  ensure the wheels have room to roll unimpeded. There is no need to apply heavy duty grease or lubricate the tracks. Instead if dirty you can clean dirt or debris from them. This can help quiet down noisy operation.

Routine inspecting is always helpful. When closing the door from the inside, we always recommend occasionally watching it close in its entirety to spot any areas the track may be bent, cracked, or diverting from the mount. 

The Physical Garage Door

The inside of the door has a metal brace that should always be inspected for any damaged components. In addition, we recommend cleaning the interior of the door on an “as needed” basis. Just like the floor, avoid letting it air dry in a colder climate and manually dry with towels or with the use of fans to avoid any cracking.

Inspecting the exterior of the door after it closes should allow you to spot any major issues such as cracks or dents. Most hardware stores will sell “sealers” that can be used, just check which product is compatible with your garage door material.

Lastly, you should inspect the seal both from the interior and exterior of the door to ensure it’s not damaged. Should you notice areas where it’s cracked, you may be able to purchase a sealer that will work on a temporary basis, but it’s important to have the entire seal replaced ASAP to ensure proper functionality. 

Overall, maintaining all components of your garage is important to extend the life of the products and ultimately saving you money in the long term. Each component has their own price point, labor costs, and time it takes to replace.
